Something to cheer about!

I hope y'all are well.

The latest stats (January) from the CMLS (attached). I think the news is mostly good, especially compared to the dismal numbers we have seen month after month.

All numbers below are compared to the same month a year ago:

Closings were up 9.2%

Pending sales were up 27.6% (leading indicator)

The average closed price was virtually flat at -.1% but

The median closed price was up 2.4%

Percent of original list price received by Sellers 90.2% (haven't seen anything in the 90's for YEARS)

 Inventory is down (good for Sellers) 23.6% (!) from a year ago

21.2% of closed sales were distressed, compared with 35.9% a year ago (this number will go back up as banks (who turned off the "spigot" after all the accusations of robo-signing, etc.) start releasing foreclosures to the market again.

These numbers (especially Pending sales) confirm what I and my associates have been saying since first of the year: that we have felt/sensed/experienced more energy/activity on the part of Buyers.

5 homes closed in January (compared to 13 a year ago), with an average closed price of $605,400 (vs. $758,731 in January 2012), an average days on the market of 126 (vs. 128 a year ago), an average ratio of asking price to closed price of 93% (same as a year ago), and an average dollar per square foot of $177 (compared with $222 last January).  That last number is a dreary one for sure, but I expect a much better number in February.

December and year-end stats

Friends,

December was a mixed bag in the Carolina MLS, with Pending sales up 10.4% for the month and up 3.3% for the year and Closings up .6% for the month and up 2.5% for the year.  However the Average Closed Price  was down 1.8% for the month and down 3.5% for the year, but the Median Sales Price was up 4.7% for the month and down 1.6% for the year.

The good news is that inventory is down to a 9.1 months' supply of homes on the market.  That number was up to a 13.5 months' supply a couple years ago.

I think January is going to be good.  We shall see...

Only 3 homes SOLD/closed in December (compared to 11 in 2010), with an average dollar-per-square-foot of $195 (compared to $216 a year ago), an average days on the market of 103 (102 a year ago), an an average ratio of closed price of 95% (compared with 91% a year ago).  I don't think you can infer too much from these numbers except that not many homes sell during the holidays!  See graph below...

Despite these tame numbers, I sense a lot of pent-up interest and demand in the market - folks waiting for the right opportunity to arise.  And that means an attractive, clean, sharp, well-staged home that is priced realistically for current market conditions.  And everybody wants a deal.

There were 67 single family homes on the market in Myers Park at press time (a low number!), including 20 priced at $1,000,000 or more.

Unit sales up in the Carolina MLS

The November stats came out for the Carolina MLS the other day.  Pending sales were UP 12.8% over last November and Closings were UP also - +8.7% over November, 2010.  The not so great news was that the average closed price was down 10.3%.  This has been the story for the past 6 months - unit sales up but the value of those sales continues to slide. 

The average price of the homes closed through the Carolina MLS is down 3.7% for the year so far. Let's hope the New Year sees the latter number leveling out and on the way to a more balanced market.
